The big line items are the foundation (often $12,000 to $25,000), the structural shell, and connecting plumbing, electrical, and HVAC to a system that may already be at capacity. That last one surprises people. If your furnace and panel cannot handle the new load, you are buying upgrades you never planned for.

Room additions also eat your yard. If your lot is tight or setback rules are strict, you may not have room to build out at all, which pushes you toward going up.

Second-Story Additions: Maximum Space, Maximum Mess
